Posting Rules: What an Offering Post Must Include
Extracted from the legacy Posting Formats page and the posts_offering review_rules moderation logic (photo requirements, den labeling, basement-window rule, per-room pricing, split-post rule).
Every offering post reviewed for Toronto Home Zone must meet these requirements:
Location & legality
The rental must be located in Toronto (City of Toronto, Etobicoke, York, North York, East York, or Scarborough).
You must be posting from a personal profile, not a business Page or an anonymous account.
The listing must comply with Ontario's Residential Tenancies Act and the Ontario Human Rights Code.
Only actual renters/leaseholders may post short-term rentals here (not businesses or unrelated third parties).
Affordability
The price must fall within our current Rent Cap guidance for the unit type.
The rental term must be 28 days or more.
Photos
Original photos of the bedroom, bathroom, and kitchen are required. Rooms without a window or door must be clearly labeled as a "Den," and basement rooms need a visible window to be approved.
A randomly selected photo may be checked with reverse image search to confirm it's not stock/stolen imagery.
Listing format
State the total bedrooms, bathrooms, and key features of the unit.
State your roommate preferences, if any -- we do not approve posts that specifically exclude people based on being "professionals" or "students" only, as this doesn't reflect a legitimate housing requirement under the Human Rights Code.
State the move-in date and price clearly.
If a unit has multiple private rooms available at different prices, each room must be listed with its exact price as a separate post -- one combined post with a single price is not accepted.
A post cannot combine both an Offering and a Seeking intent (e.g., "offering my room, but also looking for one downtown") -- these must be split into two separate posts.
