Retains the transparent methodology structure from the legacy page, but removes the unverified "140,000+ members" claim (superseded by the TOHS Community Size entry) and the specific YoY "September Surge" anecdote (kept general). Adds the minimum-sample-size suppression rule (5 listings per 120-day window) -- this was the open question flagged in the original triage and is now resolved.
Toronto Rental Insights summarizes published Toronto Home Zone listings to give renters a baseline of truth in a speculative market -- covering roommate searches, lease assignments, and private landlord listings that institutional market reports typically miss.
Source: every data point comes from a human-approved listing that passed our posting rules, rent cap, and fairness checks before publication.
Market averages: snapshot averages use a 120-day (~4 month) rolling lookback -- long enough to normalize price outliers, short enough to reflect current seasonal shifts.
Year-over-year trend: trend indicators compare the current 120-day average against the same period the previous calendar year, to account for seasonal cycles rather than short-term month-to-month noise.
Range calculation: minimum and maximum values represent the 10th and 90th percentiles of current listings, filtering out extreme outliers (e.g. luxury units or heavily subsidized units) to show the price range a typical renter can expect to encounter.
Neighbourhood matching: match rates compare a stated budget against the local median for the selected unit type.
Minimum sample size: a neighbourhood-level statistic is only published once there are at least 5 listings for that neighbourhood within the 120-day window. Below that threshold, the statistic is suppressed to protect against small-sample distortion and re-identification risk.
Exclusions: to keep this focused on stable long-term housing, we exclude sublets and short-term off-lease roommate situations, and posts from people seeking (rather than offering) housing, from these calculations. This data is still collected, just not included in this particular dashboard.
